Answer the one the others depend on first

None of these four decisions expires, and that is exactly why the order gets skipped. It still matters: for a dwelling built before 2007 without a valid BER showing a passing heat-loss indicator, the heat-pump grant route runs through a technical assessment, and that assessment is what says which fabric work the house needs. Insulation is therefore a precondition of the heating decision for most of the Irish housing stock, not an alternative to it. Generation is last, because what a self-consumed unit is worth depends on how many units the house still needs.

   Where does the house stand before anything is spent?

   First, because every later answer depends on how the house performs now. It is still the softest of the four answers: it uses the current A-G thresholds and official CSO stock averages as calibration anchors, but it is not a DEAP 4.3 assessment, so treat it as a screening indication. Its real value here is telling you whether booking an assessor is worth it — because a valid BER is also what step three can use to skip the technical assessment, so the certificate you would buy anyway may pay for part of itself.

   You will need: When the home was built, what kind of home it is, its floor area, the main heating system, the insulation and glazing it has now, and any solar.

2. 02

   Which fabric measures are grant-funded, and what would they cost?

   Second, because fabric comes before heating. Individual insulation grants have their own dwelling-age condition, and second-wall sequencing changed in 2026, so which measures are still open depends on what has already been claimed.

   You will need: Whether the home was built and occupied before 2011, whether you own it, the house type, and the measures already done.

   Is the home ready for a heat pump, and does insulation come first?

   Third, and it is the step that reorders the two before it. A dwelling built before 2007 without a valid BER showing a passing heat-loss indicator generally needs the technical assessment first, and that assessment is what says which fabric work the house needs. A newer home skips the gate — and so does an older one holding a valid BER that passes, which is the one place step one's answer turns into money.

   You will need: When the home was built, whether a valid BER shows a heat-loss indicator at or below the threshold, the heating fuel now, and the heat-pump type being quoted.

   Does generation pay once demand has come down?

   Last, because the value of a kilowatt-hour you generate depends on how many the house still needs and when it needs them. Sizing an array against a pre-upgrade bill oversizes it. The solar grant has its own dwelling-age condition, which is later than the insulation one.

   You will need: Whether the home was built and occupied before 2021, the proposed array size and orientation, your import and export rates, and any quoted cost.
